A real estate bubble occurs when property prices inflate rapidly to levels that are unsustainable, driven by increased demand, speculation, and exuberant market sentiment. This leads to a sharp rise in housing prices, often detached from underlying economic fundamentals such as income growth or rental yields. Eventually, the bubble "bursts" when the demand slows or economic conditions shift, causing prices to fall drastically, sometimes triggering broader economic consequences.

Key Features of Real Estate Bubbles:

  1. Rapid Price Increases: Property values rise significantly over a short period, often outpacing income growth and inflation.

  2. Speculative Buying: Investors buy properties not for long-term use or rental income, but to quickly sell them at higher prices, betting on continued appreciation.

  3. Easy Credit and Low Interest Rates: Low interest rates and lax lending standards encourage borrowing, making it easier for people to buy property, even beyond their means.

  4. Overbuilding: Developers may rush to build more homes to capitalize on high demand, often resulting in an oversupply.

  5. Disconnect from Fundamentals: As prices soar, they often become disconnected from factors like income levels, rental yields, and long-term demand for housing.

According to this year’s edition of the UBS Global Real Estate Bubble Index, bubble risk in housing markets declined further. Miami now shows the highest bubble risk among the cities in this study, followed by Tokyo and Zurich.
